The contract is for the purchaser x x x (hereinafter referred to as Party A) seller x x x (hereinafter referred to as Party B), for the purpose of the sale and purchase of the land, the two parties have agreed to make this contract. The terms and conditions are as follows:



Article 1 Party B shall invest in the construction of x x x x x level x house, and its base shall be sold to Party A with ownership of area.



Party A buys the base of x x x land x pen, holding an area of about x x mu, the base must be dealt with by dividing and registering, and the exact area of the pfer of property rights shall be based on the results of the partition measurement of the local government.



The total price of the second buildings is about X million x thousand x 100 yuan X Yuan (the price includes compensation for demolition and land preparation and other expenses).

The payment methods are as follows:



Phase one: RMB x 10000 x 1000 x x 100 yuan to be delivered at the time of ordering.


The second phase: RMB x million x thousand x 100 x pick up the whole contract at the time of delivery.


The third phase: RMB x million x thousand x 100 x pick up the whole housing delivery.


The fourth phase: RMB x 10000 x thousand x 100 x pick up the whole floor at the completion of the first floor delivery.


The fifth phase: RMB x million x thousand x 100 x pick up the whole floor at the completion of the second floor delivery.


The sixth phase: RMB x million x thousand x 100 x pick up the whole floor on the third floor.


The seventh phase: RMB x million x thousand x 100 x pick up the whole floor when the floor is completed.


The eighth phase: RMB x million x thousand x x 100 yuan is completed at the completion of Wu Lou floor.


The ninth phase: RMB x million x thousand x x 100 yuan to be delivered at the time of delivery.


The tenth phase: RMB x million x thousand x x 100 yuan to be completed when mortgage loans are completed.



The loan part should be paid separately, and the interest will be calculated at the time of the loan.

If Party A begins to undertake the purchase after the commencement of housing, the amount payable in advance shall be paid at one time at the time of signing the contract.

If Party A pays by cheque, it will be regarded as breach of contract if all or part of the check is not cashed.



The third party shall deliver the current payment on time within three days after receiving the notice of Party B payment. If the delivery is not delivered on the appointed date, the delay in arrears shall be calculated according to the interest rate of the bank.

The delay in payment of Party A shall not exceed one week. If more than one week has not yet been paid by Party B, it shall be deemed that Party A voluntarily waived the right to purchase. Without Party B's notice of breach of contract by Party A, Party B can confiscate all the contributions paid by Party a without authorization, and make compensation for damages suffered by Party B in building construction projects.

The land purchased by Party B shall be dealt with separately by Party B. If Party A voluntarily terminate the contract after signing the contract, the amount paid shall be unconditionally confiscated by Party B, and Party A shall not have any objection.



Fourth, if the land price is paid for each period, the land price paid by Party A shall also be unconditionally confiscated by Party B when the housing sale and purchase contract is stipulated in the third term of the sale and purchase contract.



The fifth contract land shall not be granted to the third party without Party B's consent. If it is attributable to the reasons of Party A, Party A shall be responsible for the dispute if there is any dispute.



The sixth contract land is guaranteed by Party B without any disputes. If third parties advocate objection, Party B shall be responsible for straighten out the disputes over property rights or debts, and shall not involve Party A. If party disputes are caused by disputes, Party B will be held liable for compensation.



The seventh pfer of land ownership will be handled at the same time with the above ground housing and will be handed over at the time of delivery.

Before the date of delivery, Party B shall bear any taxes and charges that should be paid and not paid. Party A shall bear the burden of Party A's payment.



When the eighth covenant lands are registered for pfer of title, the name of the owner of the first party shall be in conformity with the name of the owner of the first party's house, so as to make the property right clear and consistent for registration.



Ninth procedures for the pfer and registration of land ownership shall be handled uniformly by the registered agents of Party B. Party A's relevant documents and badges should be provided with the notification by Party B, and shall be paid by Party A to the required stamp duty, land administration fee, fee for submission, etc., and shall be paid by Party B within the time limit of notice.

Land value-added tax shall be borne by Party B in accordance with the law.



If the tenth covenant land is damaged before being handed over to the party, if it is in case of natural disasters or other causes that cannot be attributed to Party A, Party B shall be responsible for the damage.



The eleventh article has some unsettled issues, which apply to the general social practice or the existing relevant laws.



There are two copies of the twelfth identical articles, each holding one copy.
